What makes Sandy Springs feel like Sandy Springs? Is there a unique look, feel or character that defines our city or that you would want for our city? The City of Sandy Springs wants to hear from you.
As part of an effort to create Design Guidelines for six key commercial and mixed-use areas, the city is gathering community input through a public survey. Whether you attended the March 13 public meeting or are just learning about this now, you can still make your voice heard.
Why This Matters
Cities that have a unique “look and feel” create a welcoming experience, which is called a “sense of place”. Think Seaside, Florida, or Hilton Head, South Carolina. Some people call it a city’s “character”. Our city’s character is currently defined by an outdated Roswell Rd corridor.
Our city is developing Design Guidelines to help shape our “look and feel”. These guidelines will influence future growth and will influence and have an effect on building design and streetscapes to landscaping and public spaces, ensuring that new development aligns with the community’s vision.
While previous city plans like the Comprehensive Plan (2017) and the Development Code set policies and legal requirements, the new Design Guidelines will provide more flexibility—offering a range of design approaches that will create and enhance the city’s character.
What’s Being Discussed?
The city’s survey asks residents to weigh in on:
✅ Does Sandy Springs have a citywide design look and feel? What physical features let you know you're in Sandy Springs or does it NOT have a specific design character?
✅ How do you navigate the city? What landmarks or design elements help create a sense of place?
✅ What words best describe each commercial area? The city is focusing on six key districts:
North End
Greater City Springs
Perimeter
Powers Ferry
Crossroads
Neighborhood Village
Each of these areas has a distinct character, but how should they evolve? Should there be a unifying design across the city, or should each district have its own unique style?
How Your Input Will Be Used
The city’s goal is to ensure that property owners, developers, designers and city leaders follow a shared vision when shaping Sandy Springs’ future. The Design Guidelines will build upon the Development Code and Technical Manual to provide clear, flexible guidance on architecture, public spaces and the overall look of commercial areas.
